What Causes Cracked & Bowing Foundation Walls?

When soil around the foundation becomes oversaturated, it grows heavier and pushes inward against foundation walls. This constant pressure, known as hydrostatic pressure, can cause walls to crack, bow, or lean over time.

Clay soils expand when wet and shrink as they dry, creating repeated movement around the foundation. Freeze and thaw cycles can intensify this movement, increasing stress on foundation walls and leading to visible damage.

Improper grading, clogged gutters, or downspouts that release water near the foundation allow moisture to collect in the soil. As the soil absorbs water, pressure builds against the wall, increasing the risk of cracking and bowing.

Tree roots growing near the foundation can displace soil and add uneven pressure to foundation walls. Over time, this shifting soil can contribute to wall movement, especially when combined with moisture related expansion.
