Identifying Problems With Windows & Doors

Any problem with a home can be distressing, and doubly so when there’s a problem with your foundation. Foundation problems related to sticking windows and doors are among the most obvious and inconvenient of them all.

We depend on windows and doors for ventilation, security, and aesthetic appeal. So when they don’t operate correctly or don’t look good because of skewed openings or cracks around openings, it’s clear that something must be done.

Below are images of windows and doors we’ve encountered that have been damaged due to more far-sweeping foundation issues.

Signs To Look Out For!

Settling Foundations

Because of varying soil characteristics, foundation settlement is never uniform. Uneven settlement causes sections of a foundation or slab to crack and shift, while other sections remain in their original positions.

While foundations and slabs crack due to soil settlement, the wood framing supported above is more likely to bend or twist. This results in skewed openings for windows — and doors and floors that dip.

The drywall fastened to wood framing is not as flexible, so it’s more likely to crack — especially at the corners of window and doors. When a house has a brick or stone exterior, a settled foundation is likely to have cracks in these upper masonry surfaces due to a lack of flexibility.

Crawl spaces are often poorly designed, with too few support columns, rotting floor joists and girders, and weak supporting soils causing the supports to sink.

As the crawl space structure sinks, the floor that it supports will sink as well, creating uneven surfaces underfoot. And as the floor sinks, it will pull the interior walls that are attached to it downwards.

As the walls sink, they pull apart, leaving cracks in your interior walls. And as the home warps, doors inside the home will jam and become difficult to open or shut.

When pinpointing what kind of foundation repair you’ll need, it’s important to note whether the visible problem in your home is centered around the interior of the structure or the exterior.

If you have exterior cracks, jamming doors, and windows, then the problem is most likely not sinking crawl space supports. These cracks are most often caused by foundation settlement.

The Best Solution For The Problem

We use Pier Systems & Crawl Space Support To address sticking windows and doors.

Process for Fixing Sticking Windows and Doors

Thorough Structural Inspection

A Cantey Foundation Specialist will conduct a comprehensive inspection to accurately determine if foundation or structural issues are causing your sticking windows and doors. This involves examining the entire foundation, interior, exterior, and crawl space (if applicable).
01

Root Cause Diagnosis & Solution Design

Based on the inspection, we will pinpoint the specific cause of the structural shifting. We then design a customized repair plan using the most appropriate foundation pier system or crawl space support solution to stabilize and potentially lift the affected areas of your home.
02

Preparation and Installation

Our skilled crew will prepare the site and install the chosen foundation piers or SmartJack® supports according to the engineered plan. This involves excavating small areas for piers or working within the crawl space.
03

Foundation Stabilization & Potential Lifting

Once installed, the systems stabilize the foundation or floor system. For settling foundations, hydraulic lifting can gently elevate the structure, helping to restore doors and windows to their proper alignment. For crawl spaces, SmartJack® supports stabilize and raise sagging floors.
04

Site Restoration

After the structural work is complete, our team will backfill excavated areas and ensure the work site is clean and tidy. While we correct the structural cause, cosmetic repairs (patching drywall, painting, adjusting doors/windows) are typically completed by the homeowner or a separate contractor after the foundation has stabilized.

Are sticking windows and doors always a sign of foundation problems?

Not always. Humidity changes can cause wood frames to swell, leading to temporary sticking. However, if the problem is persistent, widespread, or accompanied by other signs like wall cracks or uneven floors, it is very likely due to foundation settlement or structural issues.
When a foundation settles, it pulls the house frame out of square, distorting door and window openings. Our foundation repair systems (piers or crawl space supports) stabilize the foundation and can often lift it back to its original position, thereby re-aligning the frames and allowing windows and doors to operate correctly.
In many cases, once the foundation or structural issue is resolved and the frame is brought back to level, the windows and doors will function properly again without needing replacement. However, if they were severely damaged before the repair, some adjustments or replacement might still be necessary.
The stabilization of the foundation or floor system is typically immediate upon installation. The re-alignment of door and window frames can happen quickly during the lifting process or gradually over time as the house settles into its new, stable position.
Yes, our foundation and structural repair solutions are backed by comprehensive, often transferable, warranties, ensuring the long-term effectiveness of the repair.
